What To Know About Planning Permission

In no circumstances should a conservatory or porch be built without prior consent (when required), not if you hope to sell your property problem-free in the future or want to avoid being ordered to adjust or flatten the structure to make it comply with the rules.

Do conservatories need planning permission?

Conservatory designs that have Permitted Development Rights are exempt from planning applications and can just proceed to be constructed without delay.

However, there are strict limits and conditions for conservatories to comply with to be legally classified as permitted developments.

Does planning permission apply to porches?

Front, rear and side porches can also enjoy Permitted Development Rights, but only do so when they satisfy a separate checklist of limits and conditions.

The criteria isn’t as lengthy as it is for conservatories and if a porch fulfils all the stipulations, no planning application needs to be submitted. These are the guidelines:

  • The ground floor area (measured externally) would not exceed three square metres
  • No part would be more than three metres above ground level (height needs to be measured in the same way as for a house extension)
  • No part of the porch would be within two metres of any boundary of your property and the highway.

How the planning process works

You can make a planning application online by again visiting the gov.wales website, where you will be diverted to their planning applications Wales page.

The cost of making a planning application depends on the proposed development – contact your local authority and they will clarify the correct fee.

After the application has been validated and registered, it goes through a consultation period of 21 days, the purpose of which is to allow people living close to your home to raise any objections they have to your plans. Most applications are decided within eight weeks, but it can take up to 16 weeks if an Environmental Impact Assessment is deemed necessary.
